County panel OKs 2 home businesses

The Allen County Board of Zoning Appeals granted two home businesses Wednesday.

The board granted Michael Dye a one-year variance to continue operating a roofing business from his home at 6430 Adams Center Road.

Dye has been operating the business without board approval. His attorney, Andrew Simmons, said Dye didn’t know he needed a variance.

Three neighbors wrote a letter in support of Dye’s petition. No one spoke against the variance needed to allow the home workshop to operate at the 4.9-acre residentially zoned property.

Dye plans to use an existing commercial building, shed and parking area for the business. All materials will be stored inside, Simmons said.

The board required Dye to properly screen a large trash bin and it prohibited outdoor storage and roadside signs. Expansions of the business will require board approval.

The board also granted a one-year variance so that a home at 13103 Bass Road can be used for a landscaping business.

Eric Chivers hopes to move his Pro Lawn Landscaping from Huntertown and to buy the property, he told the board.

The 3-acre parcel is surrounded by agricultural property and includes a commercial or farm-style outbuilding behind the house.

Matt Vanderpool, a neighbor who lives south of the property, asked whether Chivers could add a fence or more trees and shrubs to block his view of any machinery or employee vehicles.

The board required Chivers to add a wood privacy fence to shield his property from Vanderpool’s home. The board also allowed Chivers to operate his business between 6 a.m. and 6 p.m.; limited the size of a roadside sign to 8 feet; and limited the amount of outside storage.
