Commissioners OK rezonings for hotel, funeral home

The Allen County commissioners approved rezoning petitions Friday for a new hotel on West Jefferson Boulevard and funeral home at West Shoaff and Lima roads.
Commissioners Linda Bloom and Therese Brown voted for both rezonings. Commissioner Nelson Peters was absent Friday.
The first rezoning changes 5.1 acres of land in the 7700 block of West Jefferson Boulevard from C1 professional office and personal services to C2 limited commercial. Friday's approval clears the way for construction of a new hotel.
As planned, the hotel will be developed by Midwest Hospitality and is in an area where there are other hotels nearby, Senior Planner Michelle Wood told the commissioners. Waivers were needed for the project, Wood said, because C2 zoning rules typically do not allow "the height of a typical hotel, or the footprint."
Developers plan to build a 59,000-square-foot footprint instead of the allowed maximum of 22,000 square feet and a height of 59 feet instead of the allowed maximum of 40 feet.
The Allen County Plan Commission unanimously approved the waivers and there was no opposition from residents, Wood added.
The second petition changes two acres on the southeast corner of West Shoaff and Lima roads from A1 agricultural to a C1 classification for a new funeral home proposed by Sheets & Childs of Churubusco. The project is interested in an "interesting zoning area," Wood said, because of a mix of agricultural and industrial properties on the west side of Lima Road and new residential to the north.
"This corner, it's an existing building. It's my understanding it was a union hall at one time. It's an existing commercial use, it does not have commercial zoning," Wood said.
There was one couple who registered concerns about noise and light, Wood said, but they did not attend a Plan Commission public hearing regarding the development.
