Villas in southwest proposed

22 lots; homes to be 1,800 to 2,400 square feet


Those who'd like to live in southwest Fort Wayne may soon have another villa option if a new development off Illinois Road in Aboite Township is approved.

JRM Realty, Fort Wayne, is proposing a 22-lot villa development along the south side of the 8600 block of Illinois Road, east of Scott Road.

Jim Mutton, JRM representative, said the new development will offer detached, single-family villas in at least three styles. The homes will have two or three bedrooms and range from 1,800 to around 2,400 square feet. They can be designed with a two- or three-car garage.

Residents will purchase both the home and the land, Mutton said. But they won't be responsible for outdoor maintenance, including lawn-mowing, but will have to maintain the home's exterior, he said.

Mutton said the villas should fill a niche for people who want a low-maintenance, condominium lifestyle in a stand-alone dwelling. Singles, couples, retirees and small families might find the villas attractive, he said, but they aren't aimed at any specific demographic.

Sought are a rezoning of the 7.75-acre property from multifamily residential and agricultural/low-intensity residential to single-family residential. The developer also seeks approval for a primary development plan; villas would face interior streets, not Illinois Road, Mutton said.

The dwellings are tentatively priced in the mid-$200,000s to $300,000, he said. The median price for new-construction condos in November was $228,745, according to statistics from Adams, Allen, DeKalb, Huntington, Noble and Whitley counties gathered by Upstar, the Upstate Alliance of Realtors, Fort Wayne. Condos continue to be in short supply, according to Upstar statistics. The inventory has dropped from a 2.8 months' supply in November 2016 to a 2.1 months' supply in November 2017, a 25 percent drop.

According to the Department of Planning Services, the acreage previously was planned for townhouses, and then duplexes, but they were never built.

Mutton said he anticipates breaking ground in early spring, with the first units finished by late fall.  

A public hearing on the proposal before the Fort Wayne Plan Commission will take place at 6 p.m. Feb. 12 in Room 35 of Citizens Square, 201 E. Berry St. The rezoning would also require approval by Fort Wayne City Council.
