Housing developer, airport agree to deal

The developer of a proposed manufactured home park near Smith Field has come to an agreement with airport officials about a detention pond.

Sun Secured Financing LLC of Southfield, Michigan, has agreed to build a "dry pond" – one designed to dry out in 48 hours after substantial rainfall, Matt Schuster, company representative, told the Fort Wayne Board of Zoning Appeals on Thursday night.

Sun’s plans for a 37-acre property in the 3900 block of West Cook Road at Huguenard Road are for as many as 165 home lots. The development would expand the Carrington Pointe manufactured home development to its east.

Fort Wayne-Allen County Airport Authority officials did not object to the use but raised concerns that a pond not remain wet for extended periods because of the potential for bird strikes into airplanes. 

The land use is permitted under its current zoning, and the park got a rezoning and approval for its primary development plan. But a special use designation because of its location within Smith Field’s Airport Overlay District 4 had been delayed since December.

The board unanimously granted the special use, with other conditions of the overlay district applying. The property may not include any building more than 40 feet high and must have shielded lighting and no control steam or smoke so as not to hinder pilots.
